I work on the energy transition of property assets in Italy and Spain.

I am an independent strategist. I do not represent sellers. I receive no commissions from agencies, banks or suppliers. My fee is paid solely by the client who appoints me, exclusively in their interest, under the terms set out in writing in the engagement letter.

My role, clearly stated

I am a consultant. I am not a real estate agent under Italian Law 39/1989, nor a financial broker or intermediary under Legislative Decree 58/1998. My work comes earlier and is different: I help the client understand which purchase to make and to assess the property with a technical eye before deciding, because every property has aspects that only a competent analysis can bring to light.

In practice, before each purchase: I verify the property technically and on documents, with particular attention to the energy class and the potential for value enhancement. I retrieve missing documents. I coordinate translation and sworn certification. I search for the bank for financing and the notary for the deed. I speak with the various professionals involved and conduct the negotiation in the client's interest.

For companies and investors: search for funds, financing and incentives, always subject to a feasibility assessment. On incentives and tax deductions I prepare the analysis and the documentation; the formal submission is handled by the client's accountant.

Every engagement starts with a no-obligation introductory consultation and a preliminary assessment. I accept the mandate only when I can genuinely be of use.

The regulatory framework that reshapes property value

The European Union has set the objective of climate neutrality for the building stock by 2050 through the EPBD directive (EU 2024/1275). Not a building-by-building obligation, but binding national targets: a 16% reduction in residential consumption by 2030, increasing minimum requirements for non-residential buildings, and the ETS2 carbon tax from 2027.

Passivhaus and quality retrofit

The Passivhaus standard, developed in Germany and now an international reference, defines buildings with heating consumption below 15 kWh per square metre per year. The EnerPHit protocol extends the standard to the retrofit of existing buildings. I coordinate the full chain, from the initial energy diagnosis to handover.

When a project enters the operational phase, I move to the location and remain present for the entire duration of the construction. I follow the progress of the works, coordinate companies and professionals, verify compliance and protect the client's interest until handover. A continuous presence, not an occasional visit.
