What exactly does an independent real estate advisor do? +
An independent real estate advisor works alongside the client, not for the seller. They are not a real estate mediator and do not represent a specific counterparty. They help define selection criteria, search for properties, evaluate them, coordinate the necessary professionals (notary, lawyer, bank, appraisers, technicians), and protect the client throughout all phases until the deed or sale.
Can I buy property in Italy if I'm a foreigner or non-resident? +
Yes, Italy allows the purchase of property by foreign citizens and non-residents, with specific rules based on nationality and tax situation. It is also possible to obtain a mortgage from Italian banks, with dedicated requirements. The process requires coordination with notary, bank, possibly sworn translators, and tax advisor. I follow this type of operation with a structured method.
What is the EPBD directive and why does it change property values? +
The European EPBD 2024/1275 directive (Energy Performance of Buildings Directive) progressively enters into force in EU countries, Italy included. It establishes binding energy efficiency objectives for existing and new buildings. The practical consequences are significant: properties in low energy class will lose market value, while those in high class or renovated will appreciate. For those who own, sell, or buy property in Italy, the energy class becomes a decisive factor over the next five years.
How long does a typical property purchase in Italy take? +
The average time between the start of the search and the notarial deed varies between 4 and 9 months, based on operation complexity, possible mortgages, urban planning verifications, document translation for foreign buyers, and bank-required certifications. A well-coordinated operation, with complete documentary preparation from the start, significantly reduces times and the risk of delays in final phases.
How much does structured real estate consulting cost? +
Fees vary based on the requested service, project complexity, and operation value. I work with personalized quotes defined after a free thirty-minute introductory consultation. For each project, I prepare a written contract with clear objectives, timelines, fees, and payment methods.
What's the difference between a real estate advisor and a real estate agent? +
The real estate agent (mediator) is registered with the Chamber of Commerce, operates as an intermediary between seller and buyer, and receives commission from both parties. The independent real estate advisor does not mediate: they work for their specific client (buyer, seller, or owner) under direct contract, with agreed fees. They do not represent the counterparty. It's the consolidated model in Anglo-Saxon markets as "buyer's agent" or "property advisor."
